Factors that Influencing Purchase Intention and Decision of Homebuyers Towards Affordable Housing in Malaysia
Faktor-faktor yang Mempengaruhi Niat dan Keputusan Pembeli Terhadap Rumah Mampu Milik di Malaysia

The ability to own a home is pivotal in ensuring an enhanced quality of life. Purchasing a house is a crucial process for homebuyers, necessitating careful long-term decision-making due to its significant financial implications. The growing number of unsold homes has drawn the attention of the government and developers to better understand homebuyers’ purchase intentions. This issue has also garnered substantial interest among academics. Despite this, there is limited systematic review research on the topic. This study aims to conduct a systematic literature review (SLR) based on previous research regarding the factors influencing homebuyers' purchase intentions to address this gap. The study follows the Preferred Reporting Items for Systematic Reviews and Meta-Analyses (PRISMA) guidelines. It utilizes two primary databases, Scopus and Google Scholar, to identify relevant articles. The thematic analysis identifies four primary themes: Product, Place, Price, and Promotion. Consequently, government and policymakers can emphasize affordable housing criteria in policies, providing better guidance for developers to produce more affordable housing. Additionally, the study offers suggestions for future research.
Keupayaan untuk memiliki rumah adalah penentu dalam memastikan kualiti hidup yang lebih baik. Pembelian rumah adalah proses penting bagi pembeli rumah untuk membuat keputusan jangka masa panjang yang baik kerana ia menggunakan wang yang banyak. Namun, peningkatan rumah yang tidak terjual menarik perhatian kerajaan dan pemaju untuk memahami niat pembelian pembeli rumah. Isu ini juga telah menarik perhatian yang signifikan di kalangan ahli akademik. Namun, terdapat kajian yang terhad tentang isu ini melalui kajian sorotan literatur sistematik. Kajian ini bertujuan untuk melakukan sorotan literatur secara sistematik berdasarkan penyelidikan terdahulu mengenai faktor-faktor yang mempengaruhi niat pembelian pembeli rumah bagi mengisi jurang penyelidikan. Kajian ini merujuk kepada garis panduan metodologi asas, Preferred Reporting Items for Systematic Reviews and Meta-Analyses (PRISMA). Kajian ini menggunakan dua (2) pangkalan data utama, Scopus dan Google Scholar untuk mengenal pasti artikel-artikel yang berkaitan. Berdasarkan analisis tema, SLR ini mengandungi empat (4) tema utama: Produk, Lokasi, Harga, dan Promosi. Oleh itu, kerajaan dan pembuat dasar boleh menekankan kriteria perumahan mampu milik semasa ke dalam dasar perumahan dan bertindak sebagai panduan yang lebih baik untuk pemaju menghasilkan perumahan mampu milik yang lebih baik. Di akhir kajian ini, terdapat beberapa cadangan untuk penyelidikan masa depan.
